What We Do
At Thomas James Architecture, we specialise in providing architectural design services to domestic clients. We work closely with you to ensure the
designs meet the specific briefs, budgets, and comply with all relevant legislation so that your planning and building regulation applications are successful!
Our Process
Initial Phone Consultation
In our first contact we get to know what you are trying to achieve and the reasons you want to use our service.
We will work through a set of questions that will allow us to understand some of the restraints and requirements of the project so that we can create a base line quote.
If you are happy to proceed we will arrange a site consultation.
Site Design Consultation
This is where we can see the site's opportunities and restraints in person. We can then offer some design input at this stage as we can understand what your end result is and how it will work on your site, be it extension, conversion or new build.
Measured Site / Building Survey
This is where we carry out a measured survey of the site so that we can create some existing drawings. These will be the basis of how we move forward with the design as we will know the dimensions of the site and how we can design around and with them. In addition to this we will also solidify your brief so we can create a concept design.
Concept Development
Concept development is where we work to meeting the criteria of your brief whilst keeping within relevant legislation, depending on the project it may be worth while applying for pre-planning advice from the local authority. Though this is working towards stage 3 and planning application drawings we as a practice forward think and work towards how the design will work when it comes to stage 4, building control application and then construction.
Planning Application
This is where we have prepared all relevant documents required for planning application. Once we are ready we will then submit to the planning portal for the local authorities approval. We will then liaise with the planning officer to work to getting the approval granted.
Building Control Application
Once we have planning approval we will work on the building control application, we will get all the technical drawings and details together in preparation for the application.
